Property Manager - Portfolio Supervisor - Condominiums Job Opening in chicago, Illinois - Property Manager - Portfolio Supervisor - Condominiums RESIDENTIAL PROPERTY MANAGEMENT firm based in Lincoln Park seeks full-time (45-50 hours/week) Property Manager for condominium management portfolio position. Successful candidate will possess skills & familiarity with Word, Excel, Outlook, Quickbooks & other general computer knowledge as well as a basic understanding of building systems & contract administration and have had some prior experience preparing and analyzing financial information. Strong written & oral communication, 2-3 years property management &/or real estate or other transferable experience required. Candidate must also possess the ability to direct & oversee staff, coordinate with contractors, & interact with residents. This level of property management is fast-paced and demanding � a job that requires juggling many tasks while wearing multiple hats. The potential candidate must be extremely organized, enthusiastic, and have the ability to be resourceful and creative under pressure all the while meeting expected deadlines. Candidate must have great interpersonal skills! Must have driver's license & car. Responsibilities include, but are not limited to: --Process payments & approve invoices (accounts receivable/payable); impose late fees & track delinquent accounts; be an Association advocate in cases of severe --Create annual budget & financial compilation, prepare associations for tax reporting --Produce & explain financial reports for each association --Forecast association�s financial outlook, capital planning --Review all contracts on an annual basis --Keep complete records for the association including maintenance calendar, incident report & equipment failure report --Collect quotes/proposals for building projects, negotiate contracts for building services & capital projects --Track transfer of condo ownership, complete 22.1 disclosures & questionnaires, execute a paid assessment letter --Mediate between unit owners --Educate boards & unit owners about association elements, mortgage trends, property taxes, etc --Correspond with unit owners & boards on a regular basis --Oversee maintenance & janitorial staff, oversee association employees --Attend periodic board meetings on evenings/weekends for each association --Take emergency call on rotating weekday & weekend schedule --Assist in other office duties (processing mail, maintaining website, act as receptionist/triage, assist others with management tasks, etc) chicago il illinois
