Property Manager Job Opening in Fort Collins, Colorado - Duties and Responsibilities:
Interview prospective residents and record information to ascertain needs and qualifications
Prepare and execute lease in accordance with our property standards and regulations
Complete all necessary paperwork required to insure residents qualify, conduct credit and background checks to qualify potential residents
Enter all verified information in to Yardi
Collect application fees, security deposits, rent payments and pet deposits
Fully explain the Lease and Resident Handbook to new Residents
Inform residents of any changes to the lease agreement
Communication with the maintenance team and accounting concerning ledgers and damage charges
Update ledger and notify residents of damages that have been repaired by maintenance techs.
Coordinate with maintenance team when units will be move in ready by move in date
Do move in and move out walks with residents
Manage the online application process through Rent Cafe
Update marketing of CARE properties availability
Coordinate with partnering services
Log violations and deliver violation notices and 3day rent notices to properties, Notify Director of Supportive Services, as to intervene if necessary.
Provide managerial direction to the Resident managers. Receive and log Resident Managers weekly reports and follow up with any issues arising from the reports.
Ensure grounds and buildings are being maintained which includes clubhouses by walking the property
Manage clubhouse rentals and placing on property calendars.
Manage the approved animal list for respective properties.
Assist with Promissory notes and entering work orders for residents
Assist residents and customers at front window
Answer phones
Other duties as assigned
Qualifications: **
Two years of Property Management experience required, preferred background in affordable housing property management
Demonstrated ability to communicate clearly and relate to a diverse population of individuals and group
Exceptional ability to prioritize & complete resident entries accurately & quickly.
Punctuality & Professional mindset. Even temperament, upbeat, pleasant, can-do attitude
Excellent written & verbal communication.
Ability to manage & coordinate multiple projects at once.
Great attention to details
Requires computer experience in Microsoft Office and Yardi
Being able to work as a team
Understanding and commitment to the philosophy, mission and values of CARE Housing
High School Diploma or Equivalent
Working Conditions
The Property Manager must be able to travel by car to all CARE Housing properties and negotiate stairs. Access to an auto, a valid Colorado driver?s license, and automobile insurance are required.

Salary: $13.00 to $20.00 /hour
