Property Manager Job Opening in Overland Park, Kansas - SCOPE AND PURPOSE
To be responsible, under the supervision of the Regional Property Manager, for all phases of the operation of a property, including, but not limited to, the general administration and maintenance of the physical property; to direct and control all personnel and resources to the end that the property is maintained at all times in good physical condition with a stabilized fiscal operation.
DUTIES AND RESPONSIBLITIES
Train employees and be responsible for work performed by all staff members according to Maxus Policies and Procedures.
Hire and terminate employees in accordance with Maxus Policy and Procedures and only with the approval of Regional Property Manager.
Evaluate employee performance, provide training based on those evaluations, and make recommendations for salary increases and/or advancement.
Maintain accurate payroll records.
Adhere to all Maxus personnel directives as per the Maxus Policies and Procedures Manual.
Develop and implement marketing program with Regional Property Manager?s approval.
Prepare, process and sign all leases and related forms. Ensure all lease packets are completed and properly signed with all forms required.
Collect rents and handle delinquent accounts.
Maintain records of all property-related financial transactions.
Use appropriate accounting directives in order to produce accurate records, paing particular attention to:
Account numbers
Daily income requirements
Expense requirements
Accounts Payable records
Month end report
Other monthly reports
Special accounting items
Bank deposits are required whenever the property has collected $500.00 or more, and on the first five business days of the month.
Purchase office supplies in accordance with Maxus Policies and Procedures Manual and budgetary guidelines.
Supervise outside contract work done on the property.
Handle resident move-in and move-outs, paying special attention to property inspections.
Handle renewals and rent increases under the guidance of the Regional Property Manager.
Ensure daily that all efforts are made to provide a clean, safe, well-maintained community.
Perform management activities to work within the established budget and notify the Regional Property Manager of any deviations.
Assist residents and resident organizations.
Report accidents and emergency situations to the Home Office and prepare the Incident Report and the police report (if applicable) within 24 hours.
Ensure that all maintenance requests are handled immediately and that residents are notified if a delay is unavoidable due to parts or deliver. Work orders should be completed within 24 hours, a general standard.
Inspect the property recording deficiencies and arrange for improvements within budgetary allocations.
Schedule maintenance personnel for routine projects and emergency property coverage.
Adhere to all LIHTC and HUD housing regulations, if applicable.
Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork and professionalism among all staff members.
Physically inspect the property on a daily basis to ensure quality presentation at all times.
Maintain a 50% make ready status.
Maintain 10% or less on a month-to-month lease status.
Ensure completion of bi-annual property inspections in a timely manner.
Ensure that all inventory on the property is accounted for.
Be responsible for scheduling monthly safety meetings.
Abide by all Fair Housing regulations.
Perform any other duties as assigned by Regional Property manager.
Essential duties to be performed:
Using office equipment including computer, telephone and 10-key adding machine/calculator.
Must be mobile to climb stairs to show or inspect units.\
Must be able to perform problem solving, read interpret numbers and dates, and train subordinates.
Must have effective verbal communication skills and be visually able to identify problems.
Must be able to tolerate temperature changes and regional weather conditions.
Must be able to travel.
