Maintenance Director Job Opening in Grand Island, Nebraska - Essential Job Results:
Ensure facilities maintain current licensure, including monthly fire drills, fire extinguishers tagged, annual sewer and water inspection, annual boiler inspection as evidenced by documentation with 100% compliance.
Respond to maintenance request tickets with 24 hours of receipt as evidenced by ticket review and 90% compliance.
Maintain interior and exterior of 3 campuses (2 Baumann and Platt) as evidenced by COO?s quarterly review of monthly facility checklists with 90% compliance.
Ensure staff is up to date on training requirements as evidenced by trainings completed with 90% compliance.
Ensure staff is working 40 hours per week with no overtime usage with the commitment to send staff home if there is no work to complete, as evidenced by review of hours, tasks and Time-Clock reports with 90% compliance.
Job Responsibilities:
Interview, train, motivate, assign and evaluate work, and recommend disciplinary action according to established MPC?s procedures.
Conduct performance appraisals.
Support and actively promote the MPC?s safety programs.
Supervise maintenance and janitorial staff.
Call in outside contractors when needed and oversee and inspect contract work.
Plan, schedule, select and request necessary equipment and related supplies.
Oversee all work in progress to ensure quality, timeliness, and safety.
Develop, recommend and monitor the operating budget for area of responsibility.
Maintain inventory of necessary parts and equipment.
Investigate and coordinate a response to questions and complaints related to concerns.
Assist or participate in performing facility/vehicle maintenance and repair work as necessary.
Make recommendations for necessary repair as noticed.
Conduct vehicle inspections and building inspections regularly.
Respond on a priority basis to requests for cleaning and maintenance.
Provide any other services deemed necessary to the maintenance and upkeep of facilities as assigned by the executive team.
Health and Safety Responsibilities:
Maintain up to date database of employee keys and coordinate with HR whenever new employees are hired to provide office keys.
Maintain database of Agency assets and their locations.
Provide management team with any health and safety issues.
Coordinate with management team on health and safety policy and procedures.
Knowledge, Skills, and Abilities:
Knowledge of applicable federal, state and local laws, ordinances, statutes, regulations, rules, policies and procedures and accreditation standards related to area of responsibility.
Knowledge of skilled trades related to building construction, vehicle maintenance/repair, facility maintenance/repair, and renovation.
Knowledge of building codes and accessibility requirements under ADA.
Knowledge of specialized machinery, equipment and tools necessary for the maintenance, repairs and remodeling of public buildings.
Knowledge of ground and underground utilities.
Knowledge of supervisory methods and techniques.
Knowledge of personnel principles and practices.
Skill in supervising, evaluating, training, and motivating employees.
Skill in scheduling and prioritizing manpower and projects.
Skill in reading maps, engineering drawings or blueprints.
Skill in researching and gathering information related to vendors, contractors, equipment and supplies.
Skill in resolving day-to-day questions and problems regarding equipment, materials, methods, and procedures needed to complete projects.
Skill in analyzing information of considerable difficulty and drawing valid conclusions.
Skill in maintaining inspection records.
Skills in proper use of tools, chemicals, equipment, machinery, and techniques in the construction, maintenance and repair.
Skill in operating equipment such as electric, gas powered and manual tools, blowers, mowers, hedge trimmers, and trucks.
Ability to communicate effectively, both orally and in writing.
Ability to establish and maintain effective working relationships with MPC staff and the public.
Qualifications:
High level of experience and skill providing custodial and maintenance services.
General good health and ability to lift 80-pound objects and complete tasks quickly and efficiently.
Excellent work ethic and ability to work with little or no supervision.
Clean legal background.
Ability to sit, stand, drive.
Ability to communicate effectively, both in writing and verbally.
