We are seeking a highly ambitious sales leader to help penetrate the multifamily property manager segment, managing the sales process from lead generation to negotiating contracts.
Company
Tenant Background Search has established a solid market presence through online sales of tenant background screening solutions to Private Landlords, typically with 5 or fewer properties. Currently, it has over 175,000 customers.
Now, Tenant Background Search is launching a new sales initiative with outside/inside sales personnel to sell its screening services to executives of property management firms managing 20,000 units or more. Typically, the Tenant Background Search service is much cheaper and gives a more thorough evaluation of the risk of a prospective tenant becoming an eviction risk. Further, it offers more options for customization for the large property manager who needs to customize selection criteria. Finally, it delivers the background search with lightning speed, faster than many competitors-a real advantage in a time sensitive environment.
The company is in rapid growth and offers very good growth opportunities for high performing sales professionals.
Position: Sales Director Commercial Real Estate
Tenant Background Search is looking for a highly ambitious sales person for both inside and outside sales to the commercial real estate sector. We are looking for a proven self starter who has good executive selling skills and a proven capability of selling B2B solutions with a consultative sales model. The right candidate would have a good track record of exceeding their sales quota in the past. The sales process would involve selling both to individual executives and real estate associations and trade shows.
Two things in their background would add enormous value and give the candidate a competitive advantage. First, background in selling other B2B solutions to commercial real estate property managers would be very helpful. With this experience, having previous relationships with property managers of large multi-family apartment portfolios, it would add value.
Secondly, experience in background screening would also give the candidate an edge; but neither of these two items are essential.
Key Responsibilities
Lead Generation
Using public information the Sales Director would organize opportunities around the Ideal Customer Profile and prioritize the list, then execute a campaign to generate opportunity.
Executive Selling
Once an opportunity is generated, the Sales Director would assess the prospect?s needs and present a customized solution presentation on the business value of our offering. Typically this would include cost savings and other benefits. Then the Sales Director would resolve concerns, negotiate the deal and get a contract signed.
Trade Shows
The Sales Director would be responsible for effective presentations at industry trade shows. This would include obtaining sponsorships, getting the list of attendees ahead of time and contacting them, and manning the booth and creating a system of follow up.
Associations
The Sales Director would be responsible to generate opportunities with residential realtor associations so that Tenant Background Search becomes the sponsored tenant screening solution.
Background
We are seeking individuals with the following background:
5 years experience in a sales role selling B2B products or services to executives or managers
Good track record of meeting or exceeding quota
Highly ambitious and eager to grow as a sales professional
Proven self starter
Good consultative selling skills

Compensation
Depending on background and experience, first year target compensation could range from $85,000 to $125,000. Standard benefits are included, health insurance and 401K.
