Property Management company looking for a dynamic and detailed person to effectively manage, market and maintain the excellence of this community.
The Property Manager is responsible for all operational and financial aspects of a property and meeting company goals in those areas. Results are achieved by facilitating excellent performance in managing the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, information re-porting and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.
Primary Responsibilities
Supervise Administrative and maintenance staff including delegating work, reviewing work, maintaining deadline.
Provide superior customer service (main point of contact).
Maintain property occupancy by effectively retaining residents and successfully marketing property to attract new residents.
Provide customer service to residents resolving any issues that may occur and ensuring maintenance completes service requests.
Contact and negotiate with vendors.
Ensure that all property reporting is completed in a timely manner (i.e., financial reports, invoices, monthly reports, marketing reports).
Operate within budget and purchasing guidelines.
Ensure company policies and procedures are met.
Show apartments to prospects
Coordinate maintenance repairs with tenants and vendors
Respond to resident inquiries
Assist Asset Manager and Owner on special projects
Review and sign off Invoices
Monitoring and enforcing lease violations
Manage leases from start to finish
Coordinate move-in, move out
Collect rents
Walk property daily to determine safe and clean grounds
Respond to emergencies and maintenance requests
Assist with Annual Recertification.
Conduct annual unit inspections as well as schedule for monthly inspection of tenant apartments to assure compliance with all regulatory agency and lease requirements.
Responsibility for overseeing REAC readiness

Leadership Skills ? ability to motivate and lead staff providing them with the direction and training that is necessary for them to succeed, ability to solve resident and staff issues.
Skills ? ability to communicate with all staff levels, residents, vendors and prospective residents, ability to correspond with all contacts via letters, memos, newsletters and emails, ability to present material to staff.
Computer Skills ? Outlook, Excel, Word, Internet, Cornerstone
Coordinating Skills ? ability to coordinate resident functions, staff meetings and functions, ability to prioritize and delegate tasks daily, ability to handle situations, ability to set future goals.
Manual Skills ? be willing to pick up trash, clean, as well as other general manual duties, as necessary.
Mathematical Skills ? ability to calculate lease balances, move-in costs, pro-rations, special rates, late fees, bank deposits, etc.
Other Skills ? confidentiality, customer service, decision-making, patience, respect, teamwork.
Yardi and/ or Cornerstone experience (or similar software) Excel, Word, Outlook Excellent interpersonal and communication skills are required for daily interaction with tenants, management company supervisors, ownership, contractors, and vendors. Excellent writing and communication skills

Work Experience : 1-3 years of experience required.
Education: High School Diploma/GED required; some college beneficial
Relationships Reports to: Asset Manager Supervises: Administrative Assistant and Maintenance Staff Works with: Compliance, Property Accountant (Accounts Payable and Accounts Receivable), Human Resources, Payroll, and Affordable Housing.
