ORGANIZATION: Workforce Partners is a private equity firm with particular investment focus on real estate and related operating platforms in Connecticut and New York, including a growing portfolio of apartment buildings and hotels. We deliver attractive returns while significantly enhancing guest and resident experiences and reducing their carbon footprints. Our , team-oriented operating structure combines institutional backgrounds and disciplines with a very localized, hands-on approach that optimizes the entire value chain, including research, acquisitions, renovations, operations and monetization.
DESCRIPTION: We are growing rapidly and are currently seeking a highly-motivated Property Accountant to join a small, entrepreneurial team as the leader of bookkeeping, reporting and budgeting processes for our apartment and commercial real estate portfolio. Our team members are self-driven and empowered to be collaborative, efficient and effective. This is a great opportunity for a hard-working, team player to learn real estate from the numbers up! We are open to a variety of experience levels, from a newly minted accountant with institutional training and at least 2 years? professional experience, up to and including an experienced accounting professional returning to work on a full or part time basis.
CORE RESPONSIBILITIES:
Scope can be tailored to experience level and capacity. Initial core responsibilities will include but not be limited to the following, however additional areas of responsibilities and opportunities for growth should be expected:
A/R:
Apply rental payments not automatically applied
Manage prepaids and apply credits
Work with housing agencies to ensure timely and correct subsidy payments and application of those payments
Process delinquencies
A/P:
Review and approve invoice coding
Follow-up with vendors to match against invoices
Process payments
Security Deposits (SD):
Take completed walk through checklist, assess damage chargebacks, apply security deposits, final move out accounting, process SD payments to tenants
Process incoming security deposits and other deposits
Ensure SD liability and asset are in balance
Monthly Accounting:
Set up initial charges not automatically established in the system (pet fees, amenity fees, etc.)
Process late fees and other non-reoccurring charges
Book all other income (laundry, interest, etc.)
Review financial statements prior to asset mgmt. review and ensure charges have been coded correctly, making adjustments as necessary
Assisting with the reconciliation of monthly cash and accounts
Creating weekly and monthly reports
Identifying reductions in recurring operational costs
Identifying operational efficiencies
Assisting the accounting team with ad-hoc projects
ESSENTIAL SKILLS AND CHARACTERISTICS
A strong work ethic with matching integrity
Ambition, passion and drive
Ability to work well independently while also being a team-based contributor
Great project management and organization skills with ability to work to a deadline
Outstanding communication skills
CPA not required but a plus
Real Estate experience not required but a plus, however financial services accounting experience is required
Strong Excel skills (Pivot Tables & V-Lookups)
Experience with AppFolio Property Management Software a plus

OTHER INFORMATION
Compensation dependent upon experience but includes base salary, bonus potential and potential to invest in real estate deals.
