Location Real Estate Financial Associate Job Opening in Joliet, Illinois - Location Real Estate Financial Associate: This position coordinates all research, development, and recruitment of the 8 elements of Innovation Pavilion?s innovation campus model. The Associate performs a variety of research, financial modeling, and real estate development duties for various scenarios of real estate development projects.
This is a location based position and works remotely with headquarters in Denver, CO to deliver a real estate and innovation services plans for the innovation campus. This person must be able to analyze and interpret various types of real estate documents, have strong coordination skills, and the ability to work with city and corporate leaders to develop strategic plans.

Innovation Pavilion develops multi-tenanted innovation campuses in ring cities around the country. Our hybrid model combines real estate and innovation services to build an ecosystem for economic development in our partner cities. Our goal is to evaluate real estate development opportunities quickly and to develop a mutually rewarding relationship with our city partners and real estate development partners.
What your key responsibilities will be:
Financial Analysis
Work with Managers to develop financial models and deliver business strategies for real estate decision-making needs. The ability to provide sophisticated financial analysis, which models current and future occupancy costs by providing cash flow projects and pricing of various leasehold interests.
Exhibit a strong understanding of financial terms and principles necessary in real estate including Discounted Cash Flow, IRR, NPV, Time Value of Money, etc. Analyze and interpret various types of real estate documents, including leases, contracts and financial statements.
Report Preparation and Analysis
Prepare reports for internal and external use, including reports to advise management of current and projected financial conditions.
Analyze reports to identify unusual activity levels, research causes, and provide explanations.
Ability to read, review, and abstract leases and property due diligence reports such as rent rolls, operating statements, and expense reconciliations.
Budgetary and Financial Oversight
Monitor and adjust budgetary models based on projected capex and opex and program needs. Provide financial oversight of operations and related projects and recommend courses of action based on analyses.
Real Estate Coordination
Coordinate with city and Real Estate Development partners to deliver projects.
Work with Expansion team to identify local and regional real estate components.
Meet with stakeholders to identify real estate needs.
Create recruitment plan for all elements of the Innovation Pavilion campus model.
Coordinate meetings and events to further the initiatives of Innovation Pavilion.
Qualifications
What we require:
1-2 years of professional work experience in accounting or finance within commercial real estate/ real estate development.
Experience working with community, city, or corporate leaders on strategic projects.
Excellent written and verbal communication skills.
What you will need:
Excellent customer service skills.
Able to operate independently.
Self-motivated to solve problems.
Intermediate to advanced skills with Microsoft Office Suite and Google platform.
Intermediate to advanced Excel experience with formula auditing, VBA macros, template building, Pivot Tables, etc.
