Chief Financial Officer Job Opening in Braintree, Massachusetts - We are seeking a very talented individual to become a key member of our Executive Management team. The Chief Financial Officer will report to the Executive Director, work with the Board of Directors and assume a strategic role in the overall management of Caritas Communities. The CFO will have primary day-to-day responsibility for planning, implementing, and managing all financial-related activities. This will include direct responsibility for accounting, finance, forecasting, as well as ensuring that we complete partnership and regulatory compliance reports. The CFO will, as needed, participate in strategic planning, property financing, legal, property management, deal analysis, investor relationships
Skills & Qualifications:
Experience : CPA preferable and degree in accounting and finance with 5-10 years of
senior management experience in accounting and/or finance in the real estate industry,
Preferably in affordable housing, whether with a for-profit or non-profit organization
Proficient personal computer skills including YARDI Voyager, Microsoft Outlook, Word and Excel
Ability to read, analyze and interpret financial reports and legal documents.
Ability to respond to inquiries and complaints from vendors, regulatory agencies and lenders
Ability to effectively present information to top management, and the Board of Directors * Ability to manage, communicate and direct personnel

Duties and Responsibilities:
Acquire and maintain any and all financing essential for operations
Primary contact person with the banks including but not limited to line of credit and bank account maintenance
Coordinate the annual operating budget/projections and monitor quarterly
Present annual budget to Audit and Finance Committee and Board of Directors
Work with our CPA firm to complete annual audits, tax returns and fee negotiations
Ensure that all annual tax returns, financial statements and investor reporting are issued in a timely manner
Manage/Supervise the accounting staff
Responsible for annual renewal of the insurance programs for property liability, fidelity, earthquake, errors and omissions, builder?s risk, workers comp, employee health, dental, life, long term disability and obtaining appropriate bids. Responsible for the monitoring and maintenance of insurance payment schedules and compliance with lender-dictated insurance requirements
Handle annual proposals and renewal of employee benefits
Monitor the cash position as well as accounts receivable to ensure that short term liquidity needs are met
Upgrade and monitor accounting software
Manage Human Resources external vendor
Manage IT external vendor

Issue quarterly internal financial statements budget to actual and report to the Executive Director, Audit and Finance Committee and the Board of Directors
Maintain all corporate and non-profit documentation in conjunction with legal counsel to ensure all minutes, annual reports and other filings are made in a timely manner
Monitor and approve all office equipment leases
Update and maintain Caritas Communities Company Assets List and safe guard documentation
Responsible for the recording and payment of notes, loans, leases and their amortization schedules
Develop, monitor and manage the long-term and short-term cash functions for the company including cash flow projections
Provide financial interpretations to the Executive Director, Audit and Finance Committee, and Board of Directors including notes to financial statements identifying items over budget to facilitate the corporate decision making process
Responsible for hiring/firing accounting staff, perform annual employee reviews and ensure proper maintenance of employee files
Develop and monitor all cash controls at property level for site managers and employees to follow
Responsible for the internal controls established for purchasing and collections
Preparations of annual cash flow calculations as required by partnership agreements and loan documents
Coordinate with Executive Director on staff compensation
Evaluate property cash flows and make recommendations as appropriate
Participate in proactive team efforts to achieve departmental and company goals
Perform other duties as assigned
