On new lease-ups a Leasing Director is to be installed to lead all leasing efforts on those properties that are in a ?lease-up? status. ?Lease-up? status is defined as those properties that have a physical occupancy of less than 75%, or has reached stabilization at 90% or as directed by the Company President. This is a high intense, fast-paced position that requires a self-starter and motivator for the leasing team.
This position will report directly to the Senior Vice-President, or to the Senior Regional Manager as directed by the Senior Vice-President. The Leasing Director will also direct and manage the on-site marketing manager as a partnership to achieve stabilization for the lease-up property within the forecasted schedule.
The community office employee structure at a lease-up property shall consist of a Leasing Director, Marketing Manager, Property Manager, and an Assistant Property Manager. It is important that all staff members work in conjunction to achieve not only stabilization for the property, but also high customer satisfaction for new and current residents alike. The Leasing Director and Marketing Manager are not to be involved in property management functions except for emergencies. However, if the Leasing Director and the Marketing Manager are unavailable for showing the property to a potential customer, the Property Manager or the Assistant Property Manager will show the property on behalf of the site leasing team and turn the customer over the Leasing Director or Marketing Manager as soon as practical. Both the Leasing Director and the Property Manager will report to the Senior Vice President, or as directed.
The Property Manager does not report to the Leasing Director, the property manager will be responsible for handling all day-to-day activities/resident issues for the property; including all administrative paperwork to ensure company policy and compliance are followed (i.e. proper execution of all new and renewal lease signings). Again, the Leasing Director?s main focus is to reach stabilization by generating leasing activity and closing on new leases.
General Purpose
The main focus of the Leasing Director is to generate traffic and close on resident leases for the lease-up community in which he or she is assigned. The Leasing Director will have day-to-day responsibility for on-site leasing offices and partner with other RECM divisions on all marketing strategy.
Requirements include
Extremely motivated with high energy and positive attitude
Self-starter with little supervision
Minimum of 3-5 years of sales management experience.
Sales Strategy and Revenue Management knowledge.
Proven sales capability with high closing ratios.
Multi-family or real estate experience helpful, but not required.
Ability to lead by example
Ability to train and motivate existing leasing staff to uphold highest standards of customer service
Team player able to work well with others
Strong customer service skills and managing resident relationships in an extremely professional and courteous manner.
Excellent written and oral and communications skills.
Multi-tasking and management of multiple complex projects concurrently.
Must be willing to travel at any given time to any community in lease-up status.
Must be willing to rotate from community to community every 90 days to any community in lease-up status should the need arise.
Understanding of financial management concepts including budgeting, forecasting, and cost control.

Motivate, develop, and retain a high performing staff of team players with demonstrated customer service, and effective communication skills.
Set clear and well-articulated performance standards and objectives for staff to be evaluated against and be able to deliver useful coaching and feedback for staff development.
Utilize reporting tools to analyze seasonal gaps and provide strategy for improved revenue growth opportunities through lease initiatives
Monitor competitive market pricing and trends
Oversight of the on-site Marketing Manager on the development of public relations, reputation and advertising.
