Affordable Assistant Community Manager Job Opening in Tulsa, Oklahoma - The Assistant Manager works closely with the Community Manager in overseeing the daily site operations and achieving the financial goals of the property. The Assistant Manager assists with personnel, leasing, collections, resident retention and customer service, community maintenance, contracted services, community safety. The Assistant Manager assists the Community Manager in completing administrative tasks including site accounting and report preparation, processing accounts payable, processing bank deposits, posting rent and preforming other administrative functions. The Assistant Manager reports directly to the Community Manager and assists with leasing staff oversight. The Assistant Manager acts as Community Manager in his/her absence.
Job Summary: This position is located in affordable communities that are covered by government regulations.
Essential Job Functions
Understanding project based section 8
Major responsibilities include such tasks as making appointments, receiving and screening visitors, receiving and screening telephone calls.
Maintain and Controlling confidential files and records.
Preparing leases for occupancy and making initial computation of rents and monthly payments according to authority policy.
Reviewing applications and interviews applicants for housing.
Maintains the waiting list of applicants for housing and determines applicant eligibility.
Upholding all fair housing principles, and applying program rules correctly including unit transfer, unit vacancy and available unit rules.
Supervisory Responsibilities : Non-supervisory
Education and Experience : Section 8 preferred experience minimum of 2-4 years related experience. COS is required.
Qualifications: Preferred Section 8 experience, minimum apartment experience or exceptional computer experience. Organization is the success for this position.
Physical Demands: Ability to utilize a variety of office equipment.
