Maintenance Technician Job Opening in charleston, South Carolina - Maintenance Technician EXPERIENCE APARTMENT MAINTENANCE NEED TO APPLY ONLY MUST HAVE OWN TOOLS For AMCS Property The Maintenance Technician, under the administrative direction of the Resident Manger, is responsible for overall maintenance of the housing community including buildings, units, grounds, amenities and other facilities that are the responsibilities of AMCS. In addition, he/she will be responsible for the preventative maintenance program, alterations, follow-up of capital improvement programs and maintenance contract negotiations. The Maintenance Technician is directly responsible for the following duties and maintenance requirements in the following areas in accordance with AMCS�s policies and procedures: 1. Reports to Resident Manager. 2. Maintains all buildings and installed equipment according to stands and within budget approved by Resident Manger in collaboration with Division Manager. 3. Has responsibility for the following functions: a. Performs all physical maintenance of buildings and equipment unless prior approval is given to use an outside contractor. b. Picks up, reviews, and performs resident service work orders and signs work order as to state of completion or status. c. Orders or picks up parts and equipment and arranges for services in coordination with Resident Manager. d. Prepares and executes a preventative maintenance program in coordination with Resident Manager. e. Performs all maintenance as required on show apartments and vacant units as needed or as directed by Resident Manager. f. Checks, approves, and reports to Resident Manager all work performed by outside contractors. g. Maintains all tools and equipment in maintenance shop in a serviceable condition and submits requests to Resident Manager for any new tools or equipment needed. h. Keeps inventory of and accounts to Resident Manager for all tools and equipment and supplies belonging to community. 4. Compliance with maintenance work requests. a. Reconditioning of vacant apartment units. b. Repairs to occupied apartment units requested by residents. c. Common area building and grounds repair. REQUIRED SKILLS: Supervision, good knowledge and experience in plumbing, electrical, carpentry, painting and landscape maintenance, ability to analyze structural costs, ability to communicate effectively with management, supply and service personnel. LICENSE: Must be currently certified to comply with EPA�s �Freon Recovery� requirements.
