Project Manager - Real Estate Job Opening in Detroit, Michigan - We are growing and have properties to rehab and need a good part time Project manager to oversee these.
He will give estimates, get quotes from contractors/subs, ensure they stick to budget and work within the time frame for the job.
Ability to work with and manage people: : Are you willing to do anything you ask others to do? We?re looking for someone who is a servant leader. That doesn?t mean a weak leader, but someone who commands respect through leading by example. You have the ability to read people and know when to use a firm hand vs gentle. Grace is encouraged, but if it the bottom line of the project, or safety, is compromised, knowing when to quickly dismiss a poor performing subcontractor is crucial.
Financial transparency. All receipts will be turned into our bookkeeper, which means you don?t have to do any accounting work. We?ve got you covered.
Estimating: Be available to tour prospective projects and provide company with estimates and preliminary budget projections within 48 hours. Upload report and pictures to us by email.
Master scheduler: We need you to know how to manage and schedule subs in order to bring projects in on time and on/under budget.
Permitting: Pull permits with appropriate agencies. Work with city inspectors as needed to ensure all inspections are completed.
You do not need to be a GC but experience working in construction/ or having built a house (for summer) would be helpful.
This is an as needed/part time position that is a flat fee per job and bonuses for staying on time and budget. It could very well baloon into a full time position.
