SCOPE
The Regional Manager will be based in Minneapolis and responsible for managing a portfolio of industrial and office properties in Minnesota with overall financial, leasing and operational performance duties. The Regional Manager is involved and participates in key aspects of the strategy and performance of all assigned assets including tenant relations, leasing broker selection and management, lease negotiation, vendor management, business plan strategy development, operational strategy and capital project management. Position oversees the hiring and supervision of all site employees. This person represents Meritex in the local Minnesota market and is the lead spokesperson for the market.
ESSENTIAL ACCOUNTABILITIES:
The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position. The successful candidate will be able to demonstrate core competencies in the following areas:
Develop annual strategic business plans for each asset which will govern its daily operations and ultimate positioning in the market place.
Provide leadership and supervision to on-site managers and other operations staff.
Implement operational best practices to ensure properties are managed effectively, keeping customer service a core value in accordance with Meritex?s goals and objectives.
Establish, maintain and expand relationships with existing and prospective tenants.
Manage and execute the leasing process for new and renewal leases with the assistance of third-party leasing brokers.
Analyze financial terms of lease proposals, using Excel based analytical tools. Determine if potential leases are consistent with current market conditions and perform economic analysis of all potential lease transactions to verify consistency with budget and/or proforma.
Negotiate real estate lease proposals and leases, and make appropriate recommendations to senior management.
Oversee the tenant improvement and capital improvement process.
Develop and execute vendor contracts and oversee the building, grounds maintenance and repairs in partnership with other staff.
Prepare or supervise the preparation of annual property budgets, monthly financial report commentary, variance analyses, re-forecasts, tenant CAM reconciliations, real estate tax appeals, monitor insurance requirements and other special reports as requested.
Continually assess market conditions to fully understand the position of each asset in its respective market from a leasing and investment perspective and all underlying factors which may influence it.
Participate in the acquisition/due diligence process, including the selection of leasing agents, initial capital and operating budgets as well as review acquisition underwriting assumptions for the Minnesota portfolio.

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
EDUCATION:
Undergraduate degree in real estate, business or related field.
Professional designation of CPM, RPA or CCIM preferred.
Minnesota broker?s license a plus
WORK EXPERIENCE:
10+ years of related commercial real estate management and/or asset management experience with an emphasis specifically on industrial and office properties.
Thorough understanding of property management business.
TECHNICAL COMPETENCIES:
Proficient with Microsoft Outlook, Word, Excel and Yardi.
PROFESSIONAL COMPETENCIES:
Knowledge of real estate accounting combined with good analytical skills and understanding of financial aspects of real estate.
Team player with strong interpersonal skills; can build effective relationships across departments and outside of the organization.
Effective leadership skills to lead a team
Excellent written and verbal communication skills, including ability to articulate recommendations in concise and timely manner.
Proactive problem solver with the ability to think critically and independently.
