Property Asset Manager Job Opening in sacramento, California - Property Asset Manager Asset Manager About the Job Job Description: Asset Manager Directs and coordinates the asset management, on going operations and administration of multiple properties. May perform the following duties personally, through third party manager or through company personnel. Understand TCAC, HUD and other affordable Housing regulations Essential Duties and Responsibilities: 1. Develop property business plans and action plans in accordance with established company objectives and applicable law. 2. Evaluate macro and micro economic trends, competitive market conditions and real estate investment climate that will affect business plan strategies. 3. Forecast short term and long term space availability for each property and develop marketing, pricing and absorption plans that will maximize the asset value of each property. 4. Underwrite tenant financial quality for all major transactions. 5. Develop, review and approve short-term and long-term operational programs that will achieve or surplus cash flow objectives and maximize the asset value of each property. 6. Forecast capital improvement requirements to maintain each properties efficiency and market competiveness. 7. Direct budget development for each property, reviewing and approving budgets in corporation with the respective Property Manager and 'confidential company' management 8. Evaluate on a continuing basis operating costs by monitoring each properties performance and results against the approval budgets, recommending and/or approving necessary adjustments to achieve the scheduled cash flow or asset value objectives. 9. Direct and coordinate all property dispositions including sell recommendations, pricing, marketing plans, marketing materials, showings, evaluation of offers, contract negotiations, due diligence, closing and reconciliation. Operations: 1. Conduct weekly (or as needed) visitations to assigned properties to: 2. Ensure all aspects of building operations are in full compliance 3. Control the implementation of capital expenditure programs within the guidelines of the approved budgets. 4. Monitor the procedures with respect to revenue management and ensure that policies, billings and collections are being enforced to maximize cash flow. 5. Ensure property procedures are enforced to manage and monitor operating costs within established budget allocations. Understand and monitor the role of all site personnel @ each site. 6. Monitor the response to tenant requests for services and general customer service satisfaction 7. Weekly reports to Senior management indicating Vacancy, Move-ins, Notices etc. Qualifications: 1. Education and or/experience: Bachelor's degree from four year college or university with five to seven year's industry experience, or equivalent combination of education and experience. . RPA or CPM certification as well as an advanced degree desired. 2. Language Skills: Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures and government regulations. Ability to write reports, business correspondence and procedural manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, the general public and regulatory agencies. 3. Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume. 4. Reasoning Ability: Ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. 5. Other skills and abilities: Must be service oriented, have ability to interact with all levels of individuals and groups of people both orally and in writing. Planning, organizational skills, an understanding of accounting and the ability to analyze and interpret lease agreements are necessary. Computer skills are required. sacramento ca california
