Facilities Maintenance Manager Job Opening in Palatine, Illinois - QUALIFICATIONS:
Individual must possess Maintenance background. Minimum of three (3) years experience in a supervisor position, preferably in a maintenance/plant related position. Must be knowledgeable in boilers, compressors, generators, as well as various mechanical, electrical, and plumbing systems. Must possess knowledge of building codes and regulations.
SPECIFIC REQUIREMENTS:
Must be able to read, write, speak, and understand the English language
Must possess the ability to make independent decisions, follow instructions, and accept constructive criticism
Must possess the ability to deal tactfully with personnel, residents, family members, visitors, healthcare professionals, government agencies, and the general public
Must have a working mobile phone at all times
On 24 hour call for emergencies
Must possess leadership ability and be able to plan, organize, develop, implement, and interpret the goals, objectives, policies, and procedures of the facility
Must be a minimum of eighteen (18) years of age
Must maintain the care and use of supplies, tools, equipment, etc.
Must be willing to work harmoniously with other personnel, as well as be willing to treat residents with dignity and respect
Must possess the ability to seek out new methods and strategies and be willing to incorporate them into existing principles
Must be able to follow written and oral instructions
PHYSICAL REQUIREMENTS:
Must be able to move intermittently throughout the work day
Must possess sight and hearing senses so that the requirements of the position can be fully met
Must function independently, have flexibility, personal integrity, and ability to work effectively with residents and personnel
Must be in good general health and demonstrate emotional stability
Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times, hostile people within the facility
May be required to lift, push, pull, move equipments, supplies, etc. in excess of fifty (50) pounds.
Must be able to assist in the evacuation of residents
JOB DESRIPTION
The primary function of this position is to direct the overall operation of the Maintenance Department in accordance with current applicable federal, state, and local laws. As the Maintenance Supervisor, you are delegated the administrative authority, responsibility, and accountability for the day-to-day operations of the Maintenance Department.
RESPONSIBILITIES:
Assures the proper maintenance and running condition of all electricity and plumbing in the entire facility
Assures the proper maintenance and running condition of all equipment in the building.
Manage maintenance budget
Ability to check and replace air filters in all units of the building
Attends to the needs of resident?s personal items and belongings
Problem solve and trouble shoot
Treatment of residents, families, and staff in a professional and cooperative manner
Compliance with checking, labeling, and documenting all electrical supplies and appliances
Follow established fire safety, disaster, and evacuation policy and procedure
Ensures security of facility tools
Repairs and maintains the physical structure of the facility
Maintains building by performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities
Performs preventative maintenance as directed by preventative maintenance policies
Visually inspects and test machinery and equipment
Inspects and measures parts to detect wear, misalignment, or other problems Notifies Director concerning any need for major repairs and/or additions to lighting, heating, air conditioning, ventilation
Must possess ability to resolve problems that arise and possibly seek out new methods and strategies and be willing to incorporate them into existing maintenance practices
Be knowledgeable of maintenance practices, procedures, safety regulations and guidelines
Must be licensed in accordance with applicable standards, codes, labor laws, and regulation
Cleans snow and debris from sidewalks and exits
Performs other related duties and activities as may become necessary or as directed by the Executive Director
