Accountant-Real Estate Industry Job Opening in Santa Monica, California - The Accountant will be responsible for monitoring, managing, and documenting the expenditures and budgets associated with real estate projects in an accurate, timely and efficient manner, assisting management with projects and tasks, and performing other duties as assigned.
Key Area of Responsibility:
Prepare overall annual companywide budgets and related variance analyses
Maintain accounting software system; troubleshoot with software vendor as needed
Perform all accounting functions, including prepare month-end packages, consolidated journal entries and monthly financial reporting.
Accounting for real estate transactions including acquisition, construction, sale, financing, and property management.
Responsible for Account Payable, Accounts Receivable and General Ledger, review payments to contractors and vendors
Maintain inter-company loan schedule and prepare reconciliations
Working with project managers on job cost coding and tracking against project budgets, prepare financial analysis
Prepare and maintain Cash Flow Reports, include detailed 5-year forecasting with YTD line item budget revisions, identify and explain budget vs. actual variances
Assist with treasury management, loan draw and tracking, cash forecasts and compliance reporting
Implementing and maintaining a cost tracking and forecasting system.
Processing project accounting transactions.
Monitoring and analyzing job costing acct.
Assisting in preparing project management reports including variance analysis, compliance with HQ?s accounting.
Lead the tax preparation and assist with annual audit.
Minimum Requirements
Candidates must have a strong finance, accounting, and systems background that includes the following skills, experience and attributes:
Three to five years? experience in real estate development and/or construction project accounting.
Bachelor?s Degree in Business Administration, Real Estate Development, Accounting or related field.
Project accounting experience with projects in the $10M to $500M or more range.
Experience establishing and maintaining financial reporting and tracking systems.
Experience in and knowledge of financial forecasting and reporting.
Proven ability to present to senior management.
Sound experience in financial reporting and accounting principles and practices utilized in controls of complex large-scale real estate developments.
Strong writing skills.
Excellent proficiency in Microsoft Work, Excel, Outlook, Project and PowerPoint.
Impeccable attention to detail.
Ability to multitask and problem solve.
Self-starter with the ability to work in a dynamic environment.
Mandarin speaker Preferred
Preferred Qualifications
Experience with Sage 300 job cost accounting systems and Quickbooks.
