Controller - Development & Investment Accounting Job Opening in Washington, District of columbia - Acumen Co., a multidisciplinary, opportunistic real estate development and investment company based in Washington, DC, is seeking a Controller to assist senior management in the development of current projects. The Controller will be responsible for managing the general accounting and treasury functions of the Company?s development projects, investment properties, and joint-ventures. The job requires the following characteristics: a solid understanding of accounting for real estate and real estate ventures; financial, analytical and problem solving skills; the ability to handle multiple tasks; meet reporting deadlines; and possess strong interpersonal and communication skills to deal with all levels of personnel within and outside the company.
RESPONSIBILITIES:
General Accounting
Responsible for the general ledgers for development projects, investment properties, and joint-ventures, including monthly journal entries, income and expense accruals, GAAP adjustments and bank reconciliations.
Understanding of accounts payable (AP), accounts receivable (AR), cash receipts and lease administration functions of commercial real estate and how they drive the financial results of assigned project.
Knowledge of Loan Portfolio accounting is a plus.
Financial Reporting
Prepare monthly and quarterly reporting packages. The packages include analyses and support schedules of all balance sheet account and explanations of significant variances in income statement accounts.
Review annual expense reconciliation schedules and billings to tenants.
Treasury Management
Responsible for the accounts payable process, accounting and financial records, and support schedules.
Review and posting of construction requisitions and change orders.
Prepare monthly loan draws in accordance with corresponding loan agreements.
Forecasts, Budgets and Financial Analyses
Responsible for the quarterly budget and monthly cash forecast for development projects. This includes coordinating with the construction management team to review contractor invoices, communicating with vendors, and monitoring budget variances
Monthly and quarterly property budgets for properties under management. This includes review of the lease and expense data, expenses, and capital budget/forecasts.
Assist Managers with ad hoc requests.
QUALIFICATIONS :
Bachelor's Degree in Accounting or Finance
3+ years of accounting experience
1+ years of real estate accounting experience
CPA preferred, but not required
