Lease Administrator / Accounts Receivable Job Opening in Richmond, Virginia - Primary Function:
Process daily cash receipts, provide lease administration services conducing lease audits, data input and ongoing account maintenance.
Education:
One to three years work experience in the commercial real estate industry with a background in accounting.
Qualifications:
Ability to audit tenant ledgers and determine the correct application of payments. Must be able to read and interpret commercial lease terms. Self-motivated and able to manage workload and prioritize projects independently but also willing to work as part a team to meet deadlines. Strong attention to detail.
Responsibilities:
1. Accounts Receivable
Apply checks, ACH or wire payments to tenant accounts in MRI, Apto or client software
Resolve discrepancies between payment amounts and charges
Verify monthly ACH wires by telephone or internet access
Assist with processing all Online Cash Deposits (OCD) files to deposit funds electronically
Apply monthly management fee payments in A/R system
2. Lease and Documentation Input
Review leases for correct documentation and attachments and prepare lease input sheet
Enter leases into MRI / Yardi within a reasonable period (24-48 hrs. from receipt).
Prepare any documents related to lease, i.e. commission invoice, commencement letter, etc., copy and file appropriately
Create additional files for taxes, operating expenses, overage, etc. as needed
Monthly follow up with agents on expired leases
Review and resolve monthly tenant ticklers
Calculate CPI increases and notify tenant
3. Review and initial Lease Cancellations
Complete the ?move-out? process in MRI and give to collections supervisor
4. Pass Through Invoicing
Assist with setting up reconciliations in MRI in order to process pass thru invoicing.
Prepare and calculate annual tax reconciliations
5. General Responsibilities
Perform periodic lease audit and maintenance
Assist Department management on assigned tasks
Assist co-workers and agents with day to day questions or problems
Assist department manager, agents and property managers with projects as requested
6. All other tasks and duties as assigned, with dates to be agreed upon.
