Property Manager Job Opening in Portland, Oregon - You will be managing three Inner SE Portland apartment buildings. Duties include:
Maintaining the building and grounds
Renting vacant units
Completing and maintaining rental paperwork
Resident retention
Collecting and depositing rent payments
Pay is depending on experience. This will be a Part Time position, approximately 20 hours per week.
Property management experience a plus but not required.
Property Coverage Procedure
If the manager is to be absent from his/her property on a weekday or between the first and eighth of the month, permission must first be obtained from the office. It is then the responsibility of the manager to arrange coverage of all duties during the absence. This procedure also applies to situations where weekend duties are required by the manager.
Maintaining the Building and Grounds
Inspect courtyard, stairwells, sidewalks garbage and recycling containers for general condition.
Schedule maintenance as necessary to address issues.
Pick up litter around property.
Coordinate and oversee maintenance on property to assure maintenance is completed in areas needed and to quality expected.
Do not have maintenance personnel do anything dangerous to themselves or others.
Call office if additional maintenance services are needed.
Order supplies as needed from the company approved vendor list. Call office for appliance orders.
Coordinate cleaning and pest control of specific units, when necessary
Check that all lights, sensors, and timers are functioning properly.
Inspect laundry room for cleaning and maintenance
Keeping all common areas clean and tidy.
Vacant Units
Complete all turnover forms prior to move out
Notify office of 30-day notice
Complete final accounting with residents, if possible, and collect resident signature and forwarding address.
Renting Units
Place vacancy signs
Verify rental rate with office prior to showing the unit
Assure that locks have been changed prior to move-in
Advertising, promoting and renting units in the managed complex. Tasks and services may include, but are not limited to:
-Preparation of advertising materials relative to vacant units within the complex. Advertisements shall be non-discriminatory with regard to race, color, sex, religion, national origin, or marital/familial status.
-Accompanying prospective residents to properly prepared units within the complex.
-Obtaining a completed ?Application of Rental & Rental Agreement? from the prospective resident.
-Obtain screening from the credit bureau
-Participation in the manager referral system operating within the management network.
-Providing screening criteria to all prospective residents. Treat all prospective residents in accordance with Fair Housing regulations.
-Completion of the move-in/move-out checklist in conjunction with new residents.
-Call office when you have taken an application and/or a deposit for a unit.
-Maintaining rental paperwork, deposits and rent collection.
In some cases, it may be necessary for the manager to represent Schaeffer & Associates, LLC in court when notices are served. This is considered part of the manager?s job description and is not eligible for additional compensation.
