Certified Occupancy Specialist Job Opening in Orangeburg, South carolina - Atlantic Housing Foundation (AHF) is a 501(c)(3) non-profit organization dedicated to providing affordable housing to low- and moderate?income families, individuals, the elderly, and students. The Certified Occupany Specialist (COS) will have between three to five years? experience as a COS with Project-Based Section 8 housing and working knowledge of the HUD 4359.3 and Fair Housing guidelines. Candidate must have excellent interpersonal, communication, and organizational skills. We are looking for a candidate that appreciates the importance of being a team player, is dependable, customer service-driven, results-oriented, and exhibits a positive ? whatever-it-takes ? attitude.
JOB DUTIES INCLUDE:
Pre-screening potential tenants for eligibility
Maintaining waiting list
Leasing of property ? move-in and move-out actions
Processing Annual and Interim certifications
Processing monthly billing for property and submitting to HUD
Processing and transmitting TRACS
Fostering a positive relationship with residents and management
Auditing Resident Files for compliance with HUD Regulations
Maintaining professional demeanor at all times
QUALIFICATIONS / REQUIREMENTS:
The Certified Occupany Specialist will report directly to the Property Manager, and will have the following credentials and qualifications (required for consideration for the position):
At least three (3) years prior experience in on-site multifamily property management, at least two (2) of which must have been in a HUD community
High School diploma (or GED)
Yardi experience a plus.
Knowledge of Certifying and Recertifying applicants or households
Ability to work with management team to ensure compliance
Certified Occupancy Specialist certification
Experience with Enterprise Income Verification (EIV)
Proficiency with Microsoft Office suite
Must know, comprehend, and practice Federal Fair Housing Laws.
Excellent follow-up skills via telephone or internet
Positive attitude, strong work ethic, and reliability
Must possess strong verbal and written communication skills.
