Multi-Site Property Manager Job Opening in Gary, Indiana - A. Purpose of Position: Responsible for daily operations, management, and lease-up for multiple apartment communities in Gary and Michigan City, Indiana.
B. Reports to: Regional Manager
C. Supervises: Assistant Managers, Leasing Specialists, Maintenance Supervisor and Technician
D. Multi-Site Property Manager Objectives:
1) Drive occupancy for lease-up properties in accordance to stability schedule.
2) Manage the assigned area properties to insure revenue and expenses meet budget and financial goals.
3) Supervise the overall appearance for area properties by generating excellent curb appeal and creating a positive impression for the company and neighborhood.
4) Increase resident satisfaction to minimize turnover to achieve greater occupancy results for assigned properties.
E. Responsibilities:
· ?Curb appeal? ? walking interior/exterior, ensuring market ready appearance of common areas, and taking measures to prevent security concerns or property damage
· Direct implementation of rent and delinquency policies for assigned site
· Daily activity processes are being documented through Onesite reporting and site visits
· Train employees so property activity is recorded in property management software appropriately
· Property files are kept confidential and comply with Accounting internal controls and audit procedures
· Monitors and assists Assistant Manager with Accounting procedures (bank deposits, FAS approvals and invoice entry and approval)
· Employee meetings with area staff to review goals, improve communication and encourage team work
· Assist with job duties when staff isn?t present or needs additional training/ counsel
· Compliance with policies and laws affecting the marketing and leasing of the property, including the Company?s leasing agreement, Landlord Tenant code, Fair Housing laws, and other applicable laws
Develop/Implement:
· Prepares annual operating budget along with property improvement plans
· Welcoming strategies for new residents to the community
· Strategies for resident retention to maintain 100% occupancy level
· Resident services programs and events
· Standardized letters that only Area and Assistant Manager can distribute to tenants
· Manages health and safety programs, including training in fire safety and general emergency procedures
Actions:
· Attend scheduled meetings with Regional Manager and communicate any required information to supervised staff
· Files court documents for eviction and attends scheduled court hearings as Landlord?s representative
· Document and communicate property incidents and notify Regional Manager and insurance carriers (when appropriate)
· Month end closing and recordkeeping at the site level for management and accounting
· Directs administrative and works with maintenance associates for completion of quarterly/annual unit inspections and annual recertification of residents
· Gather major contract bids when necessary and present to Regional Manager
· Compile and submit all IHCDA inspection report items to compliance department within 15 days of results (if applicable)
· Investigate, communicate and respond to Health Department visits
· Distribute feedback documents for residents to communicate their living experience
· Resolve resident complaints within 24 hours of written complaint form received by staff
· Process and monitor payments for past due balances that require our collection agency to pursue
· Assist with any special projects requests from Regional Manager
F. Essential Qualifications
· LIHTC experience strongly preferred
· 2-5 years property management experience, specifically permanent supportive housing
· Ability to build and cultivate leadership capacity in supervised staff
· Enthusiasm, good attitude, trustworthiness, personal integrity and honesty
· Good human relation skills demonstrating the ability to deal with Residents, Peers and Supervisors
· High School Diploma or Equivalent required (college degree preferred)
· Knowledge of property management software (Onesite preferred), excel and Microsoft word.
