Property Manager Job Opening in Omaha, Nebraska - PJ Morgan Real Estate is a fun-loving, high energy company looking for a Property Manager to join our team! As a rapidly growing, full-service company, we offer services in commercial property management, residential property management, association management, commercial sales & leasing, residential home sales, business sales and real estate auction services. The Property Manager will be responsible for overseeing a portfolio of commercial and residential properties including condo or homeowners associations, supervising maintenance & rental showings.
Responsibilities:
Coordinate maintenance and repair with vendors and follow-up on performance
Act as the liaison between the landlord and tenants or HOA Board and homeowners
Coordinate the collection of rents for each property and approve the payment of bills each month
Communicate with clients using monthly report of financials, maintenance requests, repairs and any other activity
Assist in leasing and lease renewals of residential properties
Become familiar with the terms of your property?s leases as to act effectively and efficiently on behalf of the owner
Obtain competitive bids for contractual repairs of the property, and upon approval, schedule when and where the repair will take place
Make regular site visits to review the property condition, check on vendor progress and ensure that tenants are satisfied
Monitor the property and access areas for improvement in order to be proactive about any future concerns and budget appropriately for such items
Maintain relationships with key venders within the community
Be available for convenience of our customers to address emergencies and immediate concerns
Follow-up on receivables, and when necessary, aggressively seek payment on delinquencies and late fees
Work with the accounting department to help develop a cash reserve for the property for capital improvements and replacement programs
Direct and supervise maintenance, vendors, support staff, leasing staff and resident manager on concerns relating to the management property
Assist in new management acquisition by presenting new management appointments and following up with customer
Coordinate repairs and maintenance of HOA associations based on the decisions of the board
Become familiar with HOA association governing covenants, by-laws and articles of incorporation
Be present and take notes at HOA association meetings
Some evening meetings required
Qualifications:
Previous experience in property management or related field required.
Real estate license preferred but not required, although the selected candidate will have the opportunity to earn a real estate license while working as a Property Manager!
Must be a strong, customer service oriented professional.
Ability to work independently in a fast-paced environment, possess strong leadership, communication, and be a decision maker.
Ability to prioritize and organize, perform a multitude of tasks, and possess strong computer skills.
Pay range from $12 to $14 per hour based on experience, plus receive 1/4 of monthly leasing fees! Unlimited earning potential for those with a real estate license! Benefits available.
