Project Superintendent Job Opening in Detroit, Michigan - General Position Summary
The Project Superintendent reports to and takes direction from the Senior Project Manager or Vice President of Operations in all matters bearing upon the quality and efficiency of the discharge of such duties and responsibilities. The Project Superintendent is the official representative of the Company on the Project site. As such, the Project Superintendent is in tactical command of all operations on the site for which the Company is contractually or legally responsible. The Project Superintendent shall provide input to the Safety Director on site safety program.
Major Duties & Responsibilities
Duties and responsibilities comprise of the following and such others as reasonably may be inferred from the general objectives of the Construction Department and the general responsibilities of this position:
Thorough familiarity with requirements of the drawings and specifications and with terms and conditions of Project Contracts, Subcontracts and Purchase Orders
Serve as the liaison on the job site with representatives of the Owner and
Architect/Engineer
Direct day-by-day on-site supervision, coordination and control of all operations for which the Company is responsible, and for the detailed planning and scheduling in connection therewith
Emergency action of job site when required for protection of life and property
Direct supervision of all on-site work being done by the Company's own forces and of all employees engaged therein
Review and approve time cards for Company's hourly employees for time worked on job
site
Preparation and submission of Superintendent's Daily Reports
Solicit advice and counsel of Vice President of Operations or Senior Project Manager
Timely requisitions of materials, equipment and supplies for the Work being done by
Company forces, scheduling of deliveries, and determining that deliveries are of proper
kinds and quantities
Represent the Company in relations with the Building Trades Unions on jurisdictional and other matters affecting labor on the project site
Coordinate equipment and supply needs with Senior Project Manager to ensure maximum use of Brinker Group owned equipment and supplies
Assist Project Managers to develop master project schedules and updates
Monitor master project schedules
Prepare thorough and complete daily superintendent reports
Assist the Project Manager to develop and implement a quality assurance program and quality control procedures for specific projects to ensure that projects are built by sound construction practices and conform to the specified level of quality
Assist the Project Manager to develop site utilization and logistic plans
Work with the Company?s Safety Director to implement and monitor project on a regular basis to ensure compliance with the Company?s Accident Prevention Program
Report to Senior Project Manager or Vice President of Operations issues which are adversely affecting the progress of the project
Represent the Company in relations with those trade unions with whom the Company has collective bargaining agreements
Schedule and conduct job coordination meetings with (Sub)Contractors.
Prepare detailed short term schedules (2, 3 or 4 week look ahead) to meet the
objectives of the project's overall schedule
General supervision as authorized and required by Contract Documents of all
Contractor or (Sub)Contractor operations on the job site, and the detailed scheduling, direction and coordination of same
Inspection of Contractor or (Sub)Contractor operations to ensure compliance with Contract
Orderly progress of the Work as a whole and the proper and timely completion of same
Coordination of activities with Owner and with other Prime Contractors on the site,
exercising such supervision, direction and control as authorized or required by Contract
Documents.
Act as liaison on job site with representatives of Owner and Architect/Engineer
Compliance with Company safety policies and with requirements of all cognizant safety
codes and regulations
Obtaining of periodic and final inspections required by Contract and by codes and
ordinances
Accountability to provide time and material work tickets for Cost Plus or Time and Material work from Trade Contractors to Project Manager on timely basis
Cooperate with and assist other Company positions and departments as directed or
required and specifically:
Work closely with Project Manager in:
Preparation, monitoring and updating of overall progress schedules
Correlation of shop drawings with job conditions
Assembling of job data necessary for preparation of quotations for
Change Orders, Bulletins, etc
Confer with the Project Manager and Project Cost Accountant for the
proper cost coding of labor, material and equipment costs
Check and approve monthly billing from Contractor or Subcontractors and
vendors and assist Accounting Department and Project Manager in preparation
of Company's payment requests
Confer with the Project Engineer on matters related to approval of submittals and
delivery requirements for materials and equipment
Assist Accounting Department in compilation of accurate cost records
Prepare and issue appropriate documentation related to back charges
Coordinate back charge numbers, costs, and invoices with the Project Cost
Accountant to ensure collection from back charged party, and prompt payment to
the party that performs the work.
Confirm with Project Cost Accountant that each (Sub)Contractor has an
acceptable Certificate of Insurance on file before beginning work on a specific
project.
Initiate and execute a program for the expedient preparation and completion of punch
list work
Collect as-built information and drawings from (Sub)Contractors and review for accuracy
and completeness
Schedule commissioning of equipment and training of Owner's representatives
Assist in project close-out
Job Skills & Abilities
Computer knowledge in use of email, completing forms, scheduling, reviews, and understanding of computer generated reports
General knowledge of trade productions
Understanding of Prolog Project Management , Primavera, and SureTrak
Ability to read and understand cost reports
Understanding of trade work breakdown, jurisdiction, and activities
Basic math and accounting skills
Must understand constructability means and methods
Strong written and verbal communication skills
Function effectively as a team member
Jobsite safety awareness
Ability to maintain discretion and confidentiality at all times
Good time management and organizational skills
Education and/or Experience
Trade, Construction Management, Engineering or equivalent
Safety training ? preferably MIOSHA 30 Hour
Green construction techniques per LEED guidelines
Authority
The Project Superintendent derives authority from Vice President of Operations or the assigned Senior Project Manager.
Work Environment Job/Conditions
This job may be performed in the office or on the jobsite and requires frequent sitting (often working on a computer), frequent walking, standing, bending, and reaching. Due to computer usage, there may be repetitive motions of the hands and wrists. He/she must be able to navigate the jobsite and is expected to be able to comply with all safety regulations in the office and on the jobsite.
