Summary
Provides direction, technical, engineering, and administrative support to the facility administrator. Provide supervision, technical, and administrative assistance to the Maintenance Supervisor and Environmental Services Supervisor. Provide mechanical contractors license as required by the Oklahoma State Mechanical Licensing Act, Title 59, Section 1850.3 of the Oklahoma Statutes or have the ability to obtain license.
Essential Duties and Responsibilities include the following. Other duties may be assigned:
Assure that all maintenance work is completed in accordance with local, state, and federal codes as required.
Prepare budgets for assigned departments. Collect and review purchase orders and invoices for proper accounting codes.
Prepare engineering and technical reports as well as specifications for projects as requested by the facility Administrator or other departments.
Oversee contractors performing work on facility projects to assure compliance with specifications and that work is completed in an acceptable and timely manner.
Conduct special studies of equipment failures or problems and develop and recommend solutions.
Provide and conduct In-Service training as needed for the department or as requested by other department heads.
Review project drawings and specifications.
Attend staff and special meetings as assigned.
Review routine maintenance schedules and personnel actions and make changes as needed.
Establish and maintain a professional relationship with vendors, suppliers, contractors, utility personnel, local and state government personnel.
Establish and maintain a professional relationship with other departments to the satisfaction of the Facility Administrator.
Responsible for training and instructing employees in the safe handling of hazardous substances, making scheduled safety inspections, and making other departments aware of safety hazards that may exist in their areas. Recommend corrective measures and ensure they are implemented to eliminate the hazard.
Inspect and determine if company vehicles are road safe, and ensure unsafe vehicles are out of service until proper repairs are made.
Responsible for funds drawn from petty cash for purchases and that invoices have the proper accounting codes.
Responsible for policies or instructions regarding the use and care of property assigned to and used by both departments of Environmental Services.
Responsible for reporting any known misuse of company property or funds.
Supervisory Responsibilities
This job supervises the Maintenance and Environmental Services Department.

Qualifications

Education and/or Experience
High School Diploma or equivalent is required plus completion of three (3) years of formal technical or engineering training in the civil or electro-mechanical trades in either a civilian or military school is preferred.
Five (5) years of specific experience with electrical, mechanical, and structures directly related to the type utilized in apartment complexes, commercial buildings, and health care facilities is required.
Management experience in the area of budget, purchasing, contracting, safety environmental compliance, and report preparation is required.
Computer Skills
To perform this job successfully, an individual should have knowledge of Microsoft Office.
Physical Demands
Physical activities are required and make up essential functions of this position. The employee must be able to perform the following with or without accommodation.
Possess sufficient dexterity with hands to install small parts, bolts, and screws etc.
Ability to coordinate fingers, eyes, hands, and feet when operating power tools and vehicles.
Ability to climb ladders to heights up to 30 feet.
Ability to stand or walk up to 60% of the work day.
Ability to work and move in tight spaces for short periods of time.
Ability to lift or move objects weighing up to 60 pounds.
Ability to work while standing on a ladder for moderate periods of time.
Work Environment
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this Job, the employee is frequently exposed to the possibility of injury to fingers and hands when operating power tools, torches, sheet metal, and glass.
Slight risk of injury due to acid burns when handling or using cleaning solutions or water-treatment chemicals.
Slight risk of injury due to falls from ladders or building roofs.
Occasional exposure to dust in attics or during renovation projects.
Frequently exposed to internal/external environmental conditions such as wet or ice-slick surfaces during the winter season and very high temperatures of up to 130 degrees Fahrenheit when working in attics during the summer season.
Frequently exposed to noxious, chemical, fumes.
