A Pavilion Construction Estimator is a critical team member contributing both technical and strategic resources to the estimating and marketing departments. The Estimator solicits budget and bid prices from vendors, estimates project costs and prepares bids and RFP's for current and prospective clients. The Estimator is a valued team member, familiar with Pavilion's manuals, policies and procedures.
The Estimator is Pavilion's liaison to the owner and the primary point of contact for the owner's consultants, Pavilion's executive and operational staff, subcontractors and suppliers during the preconstruction phase. The Estimator leads by example; projecting the company's core values of respect, honesty, integrity, personal conduct, diversity, inclusion and the safety of others.
The Estimator's ability to enhance the Pavilion brand is dependent upon their ability to apply their interpersonal, organizational and technical skills to estimate construction projects that can be delivered ahead of schedule and under budget. The Estimator utilizes best management practices to ensure that project estimates accommodate Pavilion's production and profit goals without sacrificing quality standards are exposing workers to unsafe conditions. The Estimator keeps their resume up to date in preparation for use in Pavilion presentations and RFPs.
Scheduling & Proactive Planning
A Pavilion Estimator recognizes that the timely completion of our projects is paramount. Project delivery delays create unwelcome work for our clients, reflect poorly on the Pavilion brand and reduce the revenue generating capacity of our portfolio.
The Estimator is responsible for creating, publishing, communicating, administering, enforcing and adjusting preliminary project schedules. As a project approaches the construction phase, the estimator works with the proposed project manager and superintendent to ensure that schedules reflect milestones and expectations consistent with preconstruction targets.
The Estimator is a transition agent for the Estimating / Purchasing department when projects progress to the construction phase. The Estimator shall actively contribute to the Project Download process; arming operational teams with the knowledge they acquired during the preconstruction phase.
A Pavilion Estimator regularly utilizes success stories and lessons learned to help Pavilion team members, clients and consultants capitalize on opportunities and avoid repeating mistakes.
Budgets & Contract Management
The Estimator recognizes the importance of accurate estimates and achievable construction strategies.
Estimator is responsible for receiving and evaluating construction documents to identify potential costs and schedules. When instructions or conditions warrant a change in a previous proposal or estimate, Estimator works with supervisor to identify options that could mitigate the impact.
The Estimator is an expert on Pavilion's obligations to the owner and its vendors. Estimator works with operational staff to ensure that sub-tier agreements are developed appropriately and timely to support the construction time limits.
The Estimator participates in preconstruction meetings with vendors as requested.
When changes to sub-tier agreements are necessary, Estimator assists operations staff to ensure that sub-tier estimates are accurate, fair and transparent. Whenever possible, Estimator uses its influence to optimize change impacts to benefit the owner and Pavilion.
Conflict Resolution / Problem Solving
The Estimator is a problem solver focused on resolving disputes that could disrupt the production of budgets, bids and RFP responses.
The Estimator can appreciate each parties position; proposing solutions that are fair and responsive to Pavilion's obligations to the owner.
The Estimator ensures that problems are solved per agreements made; holding staff and vendors responsible for the timely execution of their roles in the solution.
Meetings & Communications
A Pavilion Estimator is an ambassador to the construction supplier and subcontracting community; always conducting business in an ethical and professional manner.
A Pavilion Estimator participates strategically in meetings with the Owner, their consultants, utility providers, jurisdictional staff, vendors and suppliers.
The Estimator ensures that preconstruction meetings and their agendas are strategic, adequate and productive. Estimator ensures that accurate notes are taken, action items are assigned and meeting notes are timely distributed to appropriate parties.
A Pavilion Estimator participates in executive and company meetings as requested and contributes information and ideas appropriately.
Pavilion Estimator prepares weekly status reports and timely delivers accurate reports to their supervisor.
The Estimator assures that all documents are being created according to current templates and stored according to the current Document Management Protocol.
Estimator Duties:
Read, understand and conduct themselves per the Pavilion handbooks, manuals and protocol.
Receive, evaluate and estimate construction documents.
Assist in the identification, research, development, deployment and training of:
Estimating software, hardware and equipment
Estimating tools, techniques and programs
Estimating reporting processes and systems
Participate in reviews with supervisor or executive.
Ensure that preconstruction meeting notes, project estimates and preliminary schedules are properly prepared, distributed and communicated.
Provide executive summaries of preconstruction status as requested.
Research and monitor the availability, capabilities and performance of new and potential vendors.
Participate in and pursue progress on personal development plans.
Participate in corporate marketing strategies with owners, consultants and influencers.
Other duties as assigned by supervisor or executives.
