To repeat something I heard, "When the going gets tough, the tough get going." ? It doesn't mean "drop out of the profession because you can't make a living".? It means "dig in your heals and let's take advantage of opportunities in our current market".?? If you are whining and blaming the economy for low production, we won't make a good fit!?? It's no secret that the Austin area residential sales market has been tough for the last couple of years - fewer qualified Buyers and tighter loan requirements, fewer transactions closing, still a lot of inventory to be absorbed, etc.?? Not specific to only the real estate market, Agents have to work harder than ever to service and find prospective customers (Buyers and Sellers) and Consumer demands are harder to satisfy because they want information instantly. Real estate companies are recruiting heavily to increase the number of Agents they sponsor.? Many companies are charging more fees to make up for lagging production - transaction fees, marketing fees, desk fees, internet fees, E&O fees, fee fees (just seeing if you're paying attention).?? Fees, commissions, splits, loyalty or membership? fees, or top/down recruiting programs (do residual incomes offset the fact that you are recruiting your own competition, are you a Realtor or a corporate recruiter, and do you enjoy being a cookie cutter salesperson?) ALL mean that the company makes money from your transactions and it's an insult to agents to call them different things and say, "We don't charge any fees!".? Realistically, an established real estate company can not stay in business and support its agents and staff without compensation. ?Unless you're looking for a 'virtual' office (is really only a website and email that most of the population will never find in a search engine) and unless that website is supported by selling advertising to outside companies or is not the primary business, you should not be duped into thinking that you really get to keep every penny of a commission and be supported with leads, training, or support by management.? Working independently may sound good, but given the percentage of agents who don't survive in the industry, experience shows that most real estate professionals need the structure, training, and support offered by traditional real estate firms. Economists indicate that while Austin's market may be less impacted than other areas, they don't anticipate a huge change for this year's activity.? So if you're making 90% commissions, less the company fees, on only a few transactions, how does that add up to a profitable year for you??? Why am I making a point about this? ? Because it's still possible to make a lot of money as a REALTOR ? : ??????? IF agents don't try to work the same way they did when the market was booming, ??????? IF agents are willing to broaden their scope of services, and ??????? IF agents are willing to work a little bit harder on truly building relationships ( not just maintaining a farm area marketing to people they don't actually know) and ???????????? additionally maintaining the relationships that the Company already has!?
