Property Management Accountant Job Opening in Honolulu, Hawaii - The Property Management Accountant is responsible for preparing journal entries, maintaining and reconciling general ledger accounts and reports, preparing variance analyses for A&B Properties (?Properties? or ?ABP?), assisting with research projects and ensuring accuracy and compliance to accounting policies and procedures. The position is responsible for the organization and preparation of audit work papers and information for financial purposes and enforcing internal controls.
REQUIREMENTS
The incumbent in this position is required to interact frequently with all levels of Properties management and the tax department. This position requires a thorough understanding of generally accepted accounting principles and real estate. The incumbent must also possess good written and oral communication skills. An undergraduate degree in accounting or equivalent is a prerequisite. A CPA certificate and/or graduate business degree is desirable as is JD Edwards EnterpriseOne (E1) software experience.
The incumbent is required to continually review, refine and/or improve as appropriate, the accounting records, reports and budgets/plans.
SPECIFIC ACCOUNTABILITIES
Prepares, codes and classifies various accounting transactions for recording in appropriate subsidiary and general ledgers for Properties. Verifies that transactions are properly authorized, reviews for clerical accuracy and reviews and analyzes accounts for reasonableness.
Responsible for leased properties which includes reviewing and posting accounts payable and preparing month end accruals and reviewing financial figures and fee manager reports to ensure they properly reflect the operations of those properties. Property assignments vary depending on acquisition and disposition activity.
Utilizes Spreadsheet Server or Hubble software programs to prepare or review monthly and quarterly NOI reports and other requests.
Reviews monthly bank and other reconciliations prepared by the G/L Accountant.
Prepares schedules and retains supporting documentation for debt-related transactions and loan (if any) for assigned leased properties.
Assists the Accounting Manager with month, quarter and year end closing by preparing and analyzing various schedules (e.g., Leased Properties Report ?LPR?), and by entering leasing statistics into OutlookSoft/SAP (e.g., occupancy rates, gross margin by leased property).
Prepares data used in the quarterly and annual real estate supplement or assists in the review and validation of the supplement reports.
Performs special project assignments, analyses, budgets, forecasts and special reports as requested or assigned by management.
